How to calculate portfolio equity

Choose a guide below. Follow the labelled screenshot, then try it with your own information.

Step 1 of 3

Enter a property and its debt

Use a short label, the whole property's estimated value and its related secured debt in AUD. Record the valuation and loan dates separately. Use outstanding debt rather than the original amount borrowed.

Worked example

Two properties with different ownership shares

Whole-property values total A$1.4 million and debt totals A$800,000, giving A$600,000 gross equity and a 57.14% portfolio LVR. Allocated equity is A$150,000 for the home plus A$300,000 for the unit. LVR is total debt divided by total value, not an average of the two property ratios.

Take the next step with Financial Portfolio

Keep each property connected to its loan.

A portfolio total is easier to explain when you can trace it back to each property, owner and loan. Financial Portfolio helps you maintain those records alongside supporting documents. Update values yourself when a new statement or estimate becomes available.

  1. Separate property records
  2. Related loan balances
  3. Owners and source documents

How is portfolio equity calculated?

Gross equity is the sum of all entered property values less the sum of their secured debts. Allocated equity adds each property's value × ownership share, less its debt × debt allocation. The two shares are independent. Portfolio LVR is total debt ÷ total whole-property value × 100.

What happens if a property has negative equity?

A debt greater than the entered value produces negative gross equity. It remains in the portfolio total rather than being reduced to zero. A zero-value row can still include debt; if all property values are zero, portfolio LVR is shown as unavailable because division by zero is undefined.

How should I handle joint ownership and shared loans?

Agree the scope of the snapshot before entering data. For a whole household, include a shared property once. For an individual allocation, use documented percentages and keep the related loan treatment explicit. Where one facility secures several properties, this simple tool cannot establish a legally correct allocation.

Is the result usable equity or borrowing power?

No. Gross equity measures the difference between your entered values and debts. It is not cash you can automatically withdraw or a lender's offer. A lender's valuation and assessment, selling costs, tax and transaction costs can change what is available. Use the single-property home equity calculator if you only need one property.

Check these details before you rely on the result

  • Do not repeat a shared or cross-collateralised loan in several rows. Allocate it once on a documented basis, or obtain help before relying on the breakdown.
  • The allocated estimate is a bookkeeping calculation, not a determination of legal ownership or liability.
  • No sale costs, taxes, lender buffers, borrowing assessment or rental income are included.

Your information and your next step

The tool runs in this browser tab. Your inputs are not sent to Financial Portfolio, stored in a user account or passed through the signup link. A reload clears the working state. Download a CSV if you want a copy, and keep it somewhere appropriate for the information it contains.

Financial Portfolio can help you maintain related records, but this public result does not create a portfolio or verify a source document. Read the privacy policy and terms of use, or visit the Help Center for product questions.

Sources and further information

Reviewed . Sources support the general context; worked examples use the assumptions stated on this page.

Put the result to work

Use it for the conversation you need to have.

Reviewing several investment properties

Use one row per property and check which secured balance belongs to each. The breakdown helps you see whether a single total conceals a low-equity property. It does not estimate rental yield, tax or investment returns.

Discussing shared property records

Compare the whole-property position with your chosen allocation. Keep the reason for each share with the source documents. A recorded debt percentage does not establish the legal limit of a borrower's responsibility.

Can I calculate more than one investment property?

Yes. Add a row for each property, up to 20 rows. The tool totals the values and debt and retains each property's result in the download.

Why is portfolio LVR different from the average of my property LVRs?

The calculation divides total debt by total property value. This weights larger properties appropriately. A simple average of percentages gives each property equal weight regardless of its value.

Can ownership and debt shares be different?

Yes. They are entered independently, from 0% to 100%. The output reflects your chosen allocation and does not determine the legal liability of joint borrowers.

Should I enter purchase price or current value?

Use a current estimate if you want a current equity snapshot. Keep its date and source. The calculator does not provide a valuation or verify the number.

Does this calculate rental returns or usable equity?

No. It calculates recorded equity and LVR only. Rental income, expenses, tax, sale costs and lending eligibility need separate analysis.
