Keep every property connected to its real paperwork.

Multiple properties mean multiple loans, policies, providers and owners. A property list alone will not show the whole position.

A practical workflow

Create a record for each property. Add the people or entities who own it, connect any related mortgage and record the latest value and loan balance with their as-at dates. Keep relevant policies, rates, maintenance and documents near the property record. Then review the dashboard for the broader picture. Financial Portfolio does not estimate stamp duty, land tax or capital gains tax and does not automatically update property values.

How do I track an investment property and mortgage together?

Keep the property as an asset and its mortgage as a linked liability, with owners and borrowers recorded separately.

Can I compare equity across properties?

You can calculate a simple value-minus-related-debt figure per property, but sale costs, tax and ownership complexity need separate treatment.

Do property rules work the same in every Australian state?

No. Taxes, duties and other legal rules can vary across NSW, VIC, QLD, SA, WA, TAS, ACT and NT. This page does not calculate them.
